Here is what our work costs. We publish it because the alternative — making you call to find out — exists mainly to get you on the phone. A standard chimney sweep with a Level 1 inspection starts at $179, and the price you are quoted is confirmed before any work begins. Call (708) 432-3430.
Our prices
| Service | Price | What it covers |
|---|---|---|
| Chimney sweep + Level 1 inspection | starting at $179 | The annual job. Flue swept under sealed vacuum, condition assessed, findings shown to you. |
| Level 2 inspection (camera) | starting at $299 | Full video scan of the flue. Required when buying or selling, after a chimney fire, or on a change of appliance. |
| Dryer vent cleaning | starting at $119 | Full duct run cleared, exterior vent cleared, airflow measured afterwards. |
| Gas fireplace service | starting at $149 | Vent, burner, pilot, thermocouple, seals and a carbon monoxide check. |
| Air duct cleaning (basic, single system) | starting at $99 | Entry price for a basic single-system clean with easy access, inspected first. Larger homes, multiple systems or contamination are quoted after inspection. We tell you if you do not need it. |
| Chimney cap (stainless, fitted) | starting at $295 | Keeps rain, snow and animals out of the flue. The cheapest job that prevents the most expensive ones. |
| Crown seal or repair | starting at $395 | Sealing hairline cracks, or rebuilding a failed crown in poured concrete. |
| Masonry repair / tuckpointing | starting at $475 | Repointing failed mortar joints and repairing spalled brick. |
| Chimney relining (stainless liner) | starting at $2,395 | Full-height insulated stainless liner, sized to the appliance, sealed top and bottom. |
These are starting prices. The final figure is confirmed with you before we begin — not discovered afterwards.
Why “starting at” and not a flat price
Because a chimney is not a standard object. An easily accessible single flue on a bungalow and a three-storey Victorian stack with two flues and a steep roof are genuinely different jobs, and pretending otherwise means either overcharging the first person or under-quoting the second and then revising it on the day. What we will not do is quote you low on the phone and discover the “extras” once we are on your roof.
What actually changes the price
- Access. A steep or high roof takes longer and needs more equipment.
- Number of flues. Two flues is closer to two jobs than one.
- How much is in there. Heavy stage-three glazed creosote takes substantially more work than a season of light soot.
- Appliance type. A stove insert has to be pulled and reset; an open fireplace does not.
- Condition. If the flue is damaged, sweeping it is not the job that needs doing.
What is included at no extra charge
- The Level 1 inspection with every sweep. We are not going to clean a flue and charge you separately to tell you what state it is in.
- Photographs of anything we find. You see the crack, not just a description of it.
- Dust protection. Sealed fireplace, drop cloths, and a HEPA vacuum running at negative pressure for the whole visit.
- An honest answer on whether anything needs doing, including “no”.
Straight talk about the expensive jobs
Relining is the big one, and we know that anyone recommending a $2,000+ job deserves scrutiny. So: we will not recommend it without showing you camera footage of the flue and pointing at the specific crack, gap or collapse. You are welcome to get a second opinion, and we will not be offended — a real defect will still be there when the next person puts a camera up. Equally, if a crown can be sealed for a few hundred dollars rather than rebuilt for more, we will tell you that, because we would rather have you as a customer next year.
Payment is due on completion. We accept cash, check and card.
Frequently asked questions
How much does a chimney sweep cost in Orland Park?
A chimney sweep with a Level 1 inspection starts at $179. The final price depends on access, the number of flues, and how much creosote is in there — but it is confirmed with you before we start, so there are no surprises on the day.
Why do you publish prices when most chimney companies do not?
Because “call for a quote” is usually a device to get you on the phone, not a genuine inability to price the work. Most of what we do has a predictable starting point, and you are entitled to know it before you decide whether to call.
Is the price higher on a weekend?
No. We work seven days a week at the same rate. A Sunday appointment costs what a Tuesday appointment costs.
Do you charge a call-out fee on top?
No. The price quoted covers the visit and the work described. If we get there and the job turns out to be different from what you described on the phone, we tell you before we start — not after.
What if I need a repair I was not expecting?
We show you the photograph, explain what it means and what happens if you leave it, and give you the price. You are under no obligation to have us do it, and you can take time to think or get another quote.
Do you offer any discounts?
If you have more than one job done in the same visit — a sweep and a dryer vent, for example — you save on the second because we are already there. Tell us when you book so we allow the time.
How do I pay?
On completion, by cash, check or card. Nothing is taken when you book.
Is relining really that expensive?
Yes, and it should make you ask questions. It is a full-height insulated stainless liner, and it is the difference between a chimney that safely contains combustion gases and one that does not. Before we recommend it we show you the camera footage — and we would encourage you to get a second opinion on any job at that price.
