What Tinley Park chimneys are like

Tinley Park has a wider spread of housing ages than most of its neighbours, and that shows up in the chimneys. The older core around the historic downtown — the part of the village that grew up around the rail line — has genuinely old masonry, and the streets radiating out from it hold a lot of mid-century brick. Then there is a very large stock of 1980s and 1990s subdivision housing on the south and west sides, and those homes overwhelmingly have prefabricated metal fireplaces rather than masonry ones.

That split matters, because the two fail in completely different ways. Old masonry fails at the mortar — the joints between the clay flue tiles wash out, and the crown cracks and lets water into the core. Prefab metal fireplaces fail at the chase cover: it is a sheet-metal lid on top of the framed chase, it rusts, and once it does, water runs straight down inside the chase where nobody can see it. We see a lot of both here.

The Vogt house is a useful illustration

The Vogt Visual Arts Center on 67th Court is the historic home of Henry Vogt, the village’s first mayor, and it is a good picture of what the oldest Tinley Park housing actually is — nineteenth-century construction, with chimneys built to nineteenth-century standards. Homes of that vintage in the village frequently have flues that are unlined, or lined to a standard nobody would sign off on today. If you own one, a camera inspection is not an upsell, it is the only way to know what is in there.

Chimney services we provide in Tinley Park

Where we work in the village

We cover the whole of Tinley Park — the older streets near the downtown and the Metra line, the neighbourhoods around the Tinley Park Park District’s sites, out past White Water Canyon and Tinley Junction, and the subdivisions running down toward Oak Park Avenue near Odyssey Fun World. Being ten minutes away means we can usually get to you quickly outside of the autumn rush.

Frequently asked questions

Do you cover all of Tinley Park?

Yes — the whole village, from the older streets around the historic downtown and the Metra line out to the newer subdivisions on the south and west sides. We are based on LaGrange Road in Orland Park, so it is a short drive.

I have a prefab metal fireplace, not a brick one. Do you still service it?

Yes, and a large share of Tinley Park homes have exactly that — particularly the 1980s and 1990s subdivisions. They need annual attention just as masonry does, and their specific weak point is the chase cover: once it rusts through, water pours straight into the chase.

What is a chase cover and why does it matter here?

It is the sheet-metal lid on top of the framed chase that houses a prefabricated fireplace. It is not a decorative part — it is the roof of the chimney. When it rusts, water gets into the chase and into the framing, and the damage is completely hidden until it is expensive.

My Tinley Park home is over a hundred years old. What should I expect?

Very often an unlined flue, or one lined to a standard that would not be accepted today. The oldest housing in the village dates from the era of Henry Vogt, the first mayor. On a home of that age we would want a camera up the flue before you light anything.

How much does a chimney sweep cost in Tinley Park?

A sweep with a Level 1 inspection starts at $179, confirmed before we begin. Our full price list is published on the pricing page.

Do you charge extra to come out to Tinley Park?

No. Tinley Park is a neighbouring village and there is no travel surcharge. The price is the price.

Can you inspect a chimney for a Tinley Park house sale?

Yes — that is a Level 2 inspection, which includes a camera scan of the full flue. A transfer of property is one of the specific triggers for it under NFPA 211.

How soon can you get to Tinley Park?

Usually quickly, though autumn is our busiest period by a distance. Call (708) 432-3430 and we will give you a realistic date rather than an optimistic one.
