A young village, and that tells you what to expect

Orland Hills is the youngest village in southwest Cook County. It was known as Westhaven before it incorporated on 30 June 1961, and there is very little official record of the area before that. For a chimney company, that single fact is genuinely useful, because it means the housing stock here is unusually consistent — there is essentially no pre-war building to speak of, and very little Victorian masonry. What there is, is subdivision housing built from the 1960s onwards.

That consistency cuts both ways. It means we know roughly what we are walking into. It also means a lot of Orland Hills chimneys are the same age, built the same way, and are now arriving at the same problems at the same time.

Two chimney types, two failure modes

  • The masonry chimneys from the 1960s and 1970s. Clay-tile-lined, now sixty-odd winters old. The failure point is not the brick, it is the mortar joints between the flue tiles inside. They wash out gradually until there are gaps — and a gap in the liner is a direct route for heat and carbon monoxide into the wall cavity. Invisible from the room; only a camera finds it.
  • The prefabricated fireplaces in the newer builds. See below.

Prefabricated metal fireplaces are extremely common in housing of this era, and they are not maintenance-free. Their specific weak point is the chase cover — the sheet-metal lid on top of the framed chase. It is the roof of the chimney, and when it rusts through, water runs straight down inside the chase and into the framing, completely hidden until it becomes expensive.

Frequently asked questions

Do you charge extra to come to Orland Hills?

No. We are based in the next village over, on LaGrange Road in Orland Park. There is no travel surcharge.

My house is from the 1970s. What is likely wrong with the chimney?

The mortar joints between the clay flue tiles inside the chimney. After sixty winters they wash out and leave gaps in the liner, which lets heat and carbon monoxide into the wall cavity. It is invisible from the firebox — only a camera inspection will show it.

I have a metal fireplace in a framed chase. Does it need servicing?

Yes. Factory-built fireplaces are common in the newer parts of Orland Hills and they are not maintenance-free. The chase cover — the metal lid on top of the chase — rusts, and once it does, water pours into the chase and into the framing where you cannot see it.

What is a chase cover and why does it matter?

It is the sheet-metal lid on top of a framed chimney chase. It is not decorative — it is effectively the roof of the chimney. A rusted chase cover is one of the most common and most overlooked faults we find on prefabricated fireplaces.

How much does a chimney sweep cost in Orland Hills?

A sweep with a Level 1 inspection starts at $179, confirmed before we start. All prices are on our pricing page.

How quickly can you get here?

Usually quickly — we are the next village over. Autumn is the exception, because that is when everyone remembers the chimney at once. Call (708) 432-3430 for a realistic date.

Do I need an inspection to sell my house?

Yes — a Level 2, which includes a camera scan of the full flue. A transfer of property is one of the specific triggers for it under NFPA 211.

Do you work weekends?

Yes. Seven days a week, 7:00am to 7:00pm, at the same rate as a weekday.
