A railroad town with a genuine old core

Frankfort has one of the better-preserved historic downtowns in the area. The original town — Frankfort Station — was platted on 24 December 1855, when the Joliet and Northern Indiana Railroad put a line through, and the village was incorporated in 1879. Breidert Green, dedicated in 1986 and rebuilt in 2014, is the centre of that historic district and where most of the village’s events happen.

That history means Frankfort has something a lot of our service area does not: a real stock of genuinely old buildings, alongside a great deal of newer, larger subdivision housing further out. The chimneys are correspondingly different.

  • In the historic core: old masonry, old mortar, and flues that are frequently unlined or lined to a standard that predates anything we would accept now. On a house of that age, a camera up the flue is the only honest way to know whether it is safe to use.
  • In the newer subdivisions: large homes, often with more than one fireplace, and overwhelmingly factory-built ones.

Factory-built metal fireplaces are the norm in housing of this era, and people assume they are maintenance-free because they are modern. They are not. The weak point is the chase cover — the sheet-metal lid on top of the framed chase, which is effectively the roof of the chimney. When it rusts through, water runs straight down inside the chase and into the framing, hidden until it is expensive.

If you own something old

Do not let anyone repoint a genuinely historic chimney without asking what mortar they intend to use. Hard modern cement mortar on soft old masonry traps moisture and forces it out through the brick or stone, which then spalls instead of the mortar. It is a common and expensive mistake. See chimney repair.

Frequently asked questions

My house is in the historic part of Frankfort. What should I expect?

Old masonry, old mortar, and quite possibly a flue with no liner or one that would not meet a modern standard. The village dates to 1855, and housing of that vintage frequently predates any liner requirement. Get a camera up there before relying on the fireplace.

Can I repoint an old chimney with standard modern mortar?

You should not, and it matters. Hard modern cement mortar is more rigid than the soft old masonry around it, so it traps moisture and forces it out through the brick or stone — which spalls instead of the mortar. If a contractor does not ask what mortar is already in your chimney, get another quote.

I have a new-build with two fireplaces. Do both need doing?

Yes. Each flue is genuinely a separate flue to sweep and inspect. Tell us when you book so we allow the time, and we will price it up front.

My fireplace is factory-built. Is that a problem?

Not inherently — it just fails differently from masonry. The weak point is the chase cover, the metal lid on top of the chase. Once it rusts through, water runs into the chase and the framing, hidden from view.

How much is a chimney sweep in Frankfort?

A sweep with a Level 1 inspection starts at $179. For older properties a Level 2 camera inspection is often the right call, and that starts at $299. Both are confirmed before we start — see our pricing page.

Do you charge travel to Frankfort?

No. There is no travel surcharge.

Do you work on stone chimneys?

Yes. The key with any historic masonry — stone or soft old brick — is matching the mortar to what is already there rather than defaulting to modern cement.

Do you work weekends in Frankfort?

Yes. Seven days a week, 7:00am to 7:00pm, at the same rate.
